That's one of the first things homeowners want to know when they're considering selling.
And usually what they're really asking is:
“When can I expect to have my money and be done?”
Fair question.
But there's a difference between how long it takes to get an offer and how long it takes to actually close the sale.
Let's break it down.
FIRST, WE HAVE TO GET THE HOME READY
Your timeline can start before your home ever hits the market.
Depending on the property, we may need time for cleaning, decluttering, minor repairs, photography and other preparation.
Some homes may be ready quickly.
Others need a little work first.
This is one reason I recommend talking with me before you've already decided what needs to be repaired.
We can build the preparation around your timeline.
THEN YOUR HOME HITS THE MARKET
Once the property is listed, there's no guaranteed number of days before you'll receive an acceptable offer.
Some homes move quickly.
Others take longer.
Price, condition, location, competition, buyer demand and current market conditions can all affect how long your property stays on the market.
And simply because your neighbor's house sold in three days doesn't automatically mean yours will — or should.
PRICING CAN HAVE A BIG IMPACT
Buyers have access to a lot of information.
When your home hits the market, they're comparing it against other properties in the same price range.
If we're significantly overpriced compared with the competition, buyers may simply move on.
That's why the goal isn't:
“Let's start really high and see what happens.”
We want a pricing strategy that makes sense based on your property and the current market.
YOU RECEIVED AN OFFER. NOW WHAT?
Getting an offer doesn't mean we're finished.
We'll review more than just the price.
Depending on the offer, we'll also look at financing, contingencies, requested closing date, seller concessions and other terms.
The highest offer isn't automatically the strongest offer.
Our goal is to determine which offer makes the most sense for **your situation.**
AFTER YOU ACCEPT AN OFFER
Now we move toward closing.
Depending on the contract and financing, there may still be several steps, including things such as:
Inspections.
Appraisal.
Buyer financing.
Title work.
Negotiated repairs or credits.
Final walkthrough.

The strategy for someone who **needs to move quickly** may be different from someone who has plenty of flexibility.

This is where timing becomes especially important.
Selling one home while purchasing another can involve coordinating financing, possession dates, moving and two separate transactions.
It can absolutely be done.
But I would much rather build that plan **before your house goes on the market** than try to figure it out after you've accepted an offer.

Instead of asking only:
“How fast can you sell my house?”
I'd rather start with:
“When do you need or want to move?”
Then we can work backward and create a strategy around your goals.
